Construction

Design Stage

We will walk you through the planning and designing of your dream home.  Your final plans will be drawn by a Florida Residential Design Architect.  With all of the appropriate information needed, so your plans can be issued to the building department in which you will be building.  We will process all necessary application needed for a building permit to be issued.  If needed, we will also recommend and assist you in obtaining a construction loan.

Slab Stage

In this stage we will preparte your lot to begin construction.  If needed we will have unwanted brush, trees, and debris removed and hauled away and clean fill will be brought in to bring your lot up to health department elevation standards.  Once the lot is ready we will begin to form the slab, underground utilities will be installed, temporary electric will be brought in, a constructin dumpster and port-o-let will be brought to the site.  Once all of the underground utilities, reinborcing steel and from boards have been inspected and approved by the appropriate authorities we canbegin pouring concrete.

Dry In Stage

After concrete has been poured the slab is ready for exterior walls.  All exterior walls will be constructed of CBS (Concrete Block System).  Once all block are in place we will begin forming a tie beam that will cover the entrie perimeter of all block walls.  Don't be fooled by U-Block or Lintel Beam, they are not the same.  After all forms for the tie beam have been inspected and approved, the tie beam will be poured with concrete.  Then the engineered pre manufactured roof trusses will be put into place, the roof will be sheeted with plywood and will be dried in by the roofing contractor.

Rough In Stage

Once the roof is dried in the interior framers will begin laying out and constructing all interior walls.  After all interior walls are set and in place all rough plumbing, will be put into place.  All electrical wiring will be run throughout the house, including all central vacuum systems, intercom systems and alarm systems if needed.  All air conditioning ductwork will be installed.  Windows and exterior doorframes will be installed.  Insulatin will be installed and inspected just prior to drywall.

Drywall Stage

After all interior rough work is completed, inspected and approved, drywall will begin.  All drywall will be hung, taped and ready to paint.  All wet areas will be installed with appropriated material.  Exterior walls will be lathed and stuccoed and ready to paint.  Roof will be completed with your choices of roofing material.

Interior Stage

All interior walls, woodwork and trim will be completed and painted with your choice of paint colors.  Your selection of kitchen cabinets and counter tops and bathroom vanities and vanity tops will be installed.  The floor covering of your choice will be installed in the entire house (except for carpet, that will be in the final stage).  All driveway, patio and walkways will be completed.

Final Stage

All electrical, air conditioning and plumbing trim will be completed.  Carpet will be installed.  Sod will be laid.  Entire house iwll be cleaned and ready to move into.  All improvements will be fully completed and in compliance with Construction Contract.
